Fees


The following provide clarity of the fees that will become payable when you apply to rent a property we are marketing.  We believe you should understand these before you make any decision about a property.

We set out below how our fees are calculated.   These will usually cover Referencing, Tenancy Agreement administration and Inventory Checks.  These will be paid in addition to any Rent and Deposit that is due under a Tenancy Agreement.

Tenant Deposit

A deposit equivalent to six weeks rent will be required to be paid at the start of the tenancy

(Calculated by dividing the annual rent by 52 and multiplying by 6).

  • Tenancy Agreement £350.00 One off charge for the AST preparation.
  • Referencing *             £75.00/Per adult  Per tenant that required referencing.
  • Guarantor Referencing £100.00 / per Guarantor  If a Guarantor is required.
  • Company Referencing £200.00 Company or Business reference fee
  • Renewal/ agreements £150.00 One off charge for each renewal or extension.
  • Extension Agreements £150/- One off charge
  • Change of Names £200/- One off charge
  • Outgoing reference Fee £25/- One off charge

VAT: – There is no VAT on our Fee’s.  This is because we are not currently VAT registered.  Once we become VAT registered we will update our fees accordingly.

*Group discounts are applicable. Please contact the office to discuss the discount for the referencing fee if more than one person requires referencing.

Professional Clean: Tenants will usually be responsible for paying for a professional clean at the end of the tenancy.  Costs can vary depending on the size of the property and your requirements.

In the unlikely event of the rent not being paid a reminder letter will be sent and £50 will be charged to the lead tenant as a contribution towards the administration.

The whole or part of the application fee is NON-REFUNDABLE once referencing has commenced.

Currently we do have Client Money Protection insurance on our client bank account. 

Inventory check in / out fees may apply too if your landlords requires an inventory report to be compiled.  The cost of compiling this report will depend on the size of the property and number of rooms.  Please contact the office to discuss further.

Inventory Charges:

Studio/1 Bedroom £100/- (inclusive of VAT).

2 Bedroom Property £125/- (inclusive of VAT).

3 Bedroom Property £160/- (inclusive of VAT).

4 Bedroom Property £180/- (inclusive of VAT).

5 Bedroom and above £200/- (inclusive of VAT).
